Egyptian private developer Arkania Developments unveiled its REFAD residential project in New Cairo, marking the company’s first launch for 2026. The 7-acre development is situated in Beit Al-Watan, within District 8 of the Golden Square area.
Chairman Ashraf Mostafa noted that the site was chosen for its strategic location near the Mohamed Bin Zayed Axis, the View Zone, and District 8’s main service hub, ensuring long-term investment potential.
Commercial consultant Samir Bennani stated that REFAD will feature a range of recreational and commercial amenities, including a gym, cinema, children’s play areas, co-working spaces, EV charging stations, a school, a mall, a mosque, and a nursery.
Architectural consultant Omar Okeil explained that the project is designed to separate pedestrian and vehicle movement, with basement parking accessible from outside the compound to minimize internal traffic.

Okeil added that the design incorporates green spaces, smart systems, and energy-efficient planning to create a modern residential environment prioritizing safety, privacy, and sustainability. Construction is set to begin this year, with handover scheduled for 2028, according to the Chairman.
Mostafa emphasized that the company’s 2026 strategy focuses on boosting on-site construction activity and injecting direct investments into projects to ensure timely delivery.
He also revealed plans for further expansion in East Cairo and Delta cities, with additional projects to be announced as part of the 2026 development pipeline. By the end of 2025, total investments by the company had reached approximately 9.446 billion Egyptian pounds ($182 million).
